Major developments

We returned from Hungary today after spending 2 weeks over there. Primarily this was a holiday however I took the opportunity to gather information relating to building permits for our plot in Pomáz – we got some bad news. Our plot is in an area that is zoned as ‘Agricultural use only’ and as such has certain building restrictions applied. Simply put we ARE allowed to build on this plot however the finished structure must be only 3% of the total plot area and no higher than 3.5m. Given the size of our plot (1068m2) our total building size can be no greater than 32m2. This would be acceptable IF we could build multiple storeys however we can only build to a height of 3.5m.

I’m disappointed, disheartened, disillusioned. A house of this size is just not big enough for us to live in permanently especially when we expect that there will be other family members coming to share from time to time. Unless we can find a way around these planning restrictions I feel that we will have to abandon our idea for Pomáz. Maybe we could buy another plot somewhere else? I don’t know. Our budget is small, and not likely to increase, so buying land could be simply a dream.

We’ve got a lot of thinking and re-planning to do.

Here is a short list of possible properties. I’ve looked farther afield, sometimes 300km away from Budapest. The property prices are attractively low, many of the sites are close to water (rivers, lakes) and they *seem* ideal. We’d be crazy to not consider them, right?
